Some buyers already know but many buyers don't - especially first time home buyers - WHEN BUYING A HOME YOU CHOOSE YOUR AGENT. It doesn't matter whose name is on the sign in the yard. The seller pays the commission so having an experienced agent you can trust - like me - working for you doesn't cost you any extra money. I can be your agent, show you all the homes you want to see, point out positives/negatives about any home based on my experience, guide you during the process of making an offer and preparing all the paperwork for your offer.

| The following steps will give you an outline of what you can expect when you choose to work with me as your agent to help you buy a home. |

Obtain mortgage pre-approval or a proof of funds letter if you will be paying cash. Once you have been pre-approved, don't apply for any other types of credit/loans such as cars or any credit cards including furniture/home improvement stores, etc. |

Determine type of home/features you need/want and in what areas according to your price range. |
| |

 |
Based on your wants/needs noted above, I'll set up auto-email search of MLS to send you a list of homes available that meet your criteria. Most of my clients will also continue searching the internet themselves and let me know if they find any homes I have not already emailed. Feel free to do an initial "drive by" on any of the homes that look appealing to scope out the neighborhood/see if you like. |

Let me know of any homes you want to see. I set up appointments for us to view those homes. Finding the right home will be a process of elimination. We’ll look at all the homes you don’t want until we find the one you do. |

Once we find "your" home we'll discuss what you want to offer. I will prepare the paperwork according to your instructions. |

I submit the offer to the seller/listing agent and they will either accept, reject or counter the offer. Typically we'll have a response to your offer within 24 - 48 hrs. |

|
 |
During negotiations, we'll either eventually reach terms you and the seller agree to or - if no agreement can be reached - we look for another home. |
| |
|
 |
Once we have an accepted offer, you will make an earnest money deposit depending on the price range of the home. This money is credited back to you at closing toward the down payment and/or closing costs. |

 |
From the date of acceptance, you'll have 7 - 10 days to have any/all inspections you want to have done. Once inspection(s) are done, you'll either accept home as satisfactory or request the seller make repairs. On very rare occasions the inspection reveals a hidden defect that will cause the buyer to back out of the contract. |

Once past inspection phase, your lender will be processing your loan for closing by submitting your loan application with supporting documents to underwriter along with appraisal, title work and homeowners insurance. This typically takes 2 to 3 weeks. |

Once your loan is cleared to close, your lender will schedule the closing. Closings occur Monday thru Friday during normal business hours. |

 |
At closing you will need to bring two forms of ID as well as any down payment money. If the amount is over $10,000 the money will need to be send via wire transfer. During closing, the closing agent will review and have you sign all the appropriate closing documents. Congratulations - you're a homeowner! |
